Measure Insulation Areas

Different scopes get measured differently. Attic = floor sq ft above. Walls = wall sq ft. Crawl = floor area below (or perimeter for foundation walls).

1

Attic: measure house footprint

Length × width of the home's interior footprint at attic level. Don't count over the garage if no insulation needed there.

2

Walls: total wall sq ft

Perimeter × wall height. Subtract windows/doors only on big openings (sliding doors, garage doors).

3

Crawlspace: floor or perimeter

Insulating floor above = floor sq ft. Insulating foundation walls = perimeter × height.

4

Check R-value target

Seattle/PNW: Attic R-49 minimum (R-38 acceptable). Walls R-21. Crawlspace R-30 floor or R-21 wall.

Quick math: Average 2,500 sf home attic = ~1,800-2,200 sf of attic floor (depending on layout).

Insulation Types

Fiberglass batts — Cheapest. Easy install. Standard for walls and floors.

Installed$1.50-3 / sf

Blown-in cellulose — Best value for attics. Recycled paper. Good sound dampening.

Installed$1.75-3.50 / sf

Blown-in fiberglass — Lighter than cellulose. Doesn't settle as much.

Installed$2-4 / sf

Open-cell spray foam — Air seal + insulation. R-3.5 per inch.

Installed$1.50-2.50 / board ft

Closed-cell spray foam — Premium. R-6 per inch. Vapor barrier + structural.

Installed$2.50-4.50 / board ft

Rigid foam board — Foundation walls, basement, exterior continuous.

Installed$2-4 / sf

R-Value Targets (Seattle PNW Climate Zone 4)

Attic (ceiling)R-49 (R-38 min)
WallsR-21 (R-19 min)
Floors / crawlspaceR-30
Basement wallsR-15
Garage ceilingR-30 if above living

WA Code Notes

WSEC requires air sealing + R-49 attic for new construction. Existing homes: rebate programs available through Puget Sound Energy.

Quick Math

Attic R-value to depth:

R-30 cellulose~9" depth
R-38 cellulose~11" depth
R-49 cellulose~14" depth
R-60 cellulose~17" depth

Coverage Per Bag (Blown-In Cellulose)

R-30 (9")~38 sf/bag
R-38 (11")~30 sf/bag
R-49 (14")~24 sf/bag

Air Sealing Always Pairs With...

Insulation installs. Sealing top plates, can lights, plumbing/wire penetrations BEFORE blowing insulation = 20-30% better energy savings. Don't skip this upsell.

About BSR

Built by Will Brambila, owner of BSR Constructions LLC. A family-owned roofing and exteriors company in Seattle, WA. Founded with my brother Art, we serve Pacific Northwest homeowners and contractors with the same focus every day. Do the work right. Treat people fair. Build something that lasts.

Family-built. Community-driven. Quality roofing & exterior solutions.

Why this tool exists

Every day on jobsites, contractors waste time doing math on the back of an envelope. Estimates take hours that should take minutes. Numbers get fuzzy. Profit gets lost in guesswork.

I built this tool to fix that for my own crew. Then I figured I'd share it.

It's a calculator I actually use. On roofs. In driveways. In front of homeowners. I wanted something that gave me a real bid number in 60 seconds without pulling out a laptop or doing 12 steps of math on a calculator app.

Who it's for

If you're another small business owner, contractor, or estimator out there grinding it out, this is for you too. Free. No login. No email capture. Just open it and use it on the jobsite.
